Energy Performance Building Compliance

  • Energy Performance Certificates

    Energy Performance Certificates (EPCs) are required on all buildings when sold, let or built and last for 10 years from completion. Display Energy Certificates (DECs) are required on all public buildings above 250m² and are required to be renewed annually if over 1,000m².

  • Part L Building Compliance

    SBEM is a software tool used to provide analysis of a buildings energy consumption. SBEM analyses building’s energy efficiency and calculates monthly energy use and CO2 emissions. SBEM calculations are required to satisfy compliance with Building Regulations Part L and should be produced for all new build, converted and extended commercial premises.

    B38 Group can provide you with SBEM calculations, consultancy and alterations. Additionally provide you with advice on SBEM calculations to comply with building regulations.

  • MEES

    The minimum energy efficiency standard (MEES) was introduced in March 2015 by the Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015.

    From 1st April 2018, landlords may not grant a tenancy to new or existing tenants if their property has an EPC rating of band F or G. From 1st April 2023, landlords must not continue letting a non-domestic property which is already let if that property has an EPC rating of band F or G. Landlords will therefore be required to make the relevant alterations to achieve a minimum E rating or apply for an exemption.

  • Section 63 Advisors

    Since 1st September 2016, owners of commercial buildings in Scotland have been required to produce an energy performance Action Plan when selling or letting property. The regulations apply to the owners of larger buildings – those over 1,000 m² and their application is triggered by the sale of a building or by rental to a new tenant. The building owner (prior to sale or letting) will be required to produce an Action Plan which identifies emissions and energy improvement targets and what building improvement work will be required.

  • ESOS

    ESOS is a mandatory energy assessment scheme for organisations in the UK that meet the qualification criteria.  The assessments are audits of the energy used by buildings, industrial processes, and transport to identify cost-effective energy saving measures. The deadline for Phase 2 of ESOS is 5th December 2019 and qualifying organisations are now able to begin the compliance process. If your organisation qualifies, you must notify the Environment Agency of compliance with ESOS obligations by the deadline.

  • Air Tightness Testing

    Also referred to as air pressure or air leakage testing, air tightness testing is the method for measuring how uncontrolled air is lost through leaks in building fabric. Our qualified engineers carry out the testing under the strict methods prescribed by ATTMA (Air Tightness Testing Measurement Association) technical guidelines.

    B38 Group provide this service to owners of new and existing buildings, either to provide certification for building regulations or to assist with the accurate modelling of energy efficiency improvements.
